Welcome to Sutton Lakes Owners Association

An Intracoastal West Community located in Jacksonville, Florida.

Sutton Lakes is conveniently located off of Atlantic Boulevard between St. Johns Bluff and Kernan Boulevard and is nestled between Jacksonville's beaches and downtown Jacksonville. The community was established in 1996 and has 1286 homes. Sutton Lakes residents can enjoy two beautiful pools, two playgrounds and a basketball court. School zones include Brookview Elementary, Landmark Middle School and Sandalwood High School. The University of North Florida (UNF) and the Florida State College of Jacksonville (FSCJ) are both located within a 10 minute drive.

  • Back Pool Opens 7 days a week May 1st 12 pm - 8 pm; Weekends 10 am - 8 pm
  • Both Pools Open 7 days a week starting Memorial Day until Labor Day 12 pm - 8 pm
  • Back Pool Open 7 days a week After Labor Day until September 30th 12 pm - 8 pm
  • Back Pool Open Weekends only October 1st until October 31st 10 am - 7 pm
  • 2026 HOA Fees are due 01/30/26: $397.07 
  • FOOD TRUCK WEDNESDAYS: Food Truck(s) every Wednesday from 5 pm-8 pm, at the front pool (1813 Willesdon Dr E) (weather permitting)
  • Protective Enterprises Public Safety has been hired to patrol the community.They can be reached at 904-601-1884

  • To report a nuisance property, request a mosquito inspection/spray, clogged storm drain, or pothole go to Jacksonville.gov or call (904) 630-CITY.
