Welcome to Sutton Lakes Owners Association

An Intracoastal West Community located in Jacksonville, Florida.

Sutton Lakes is conveniently located off of Atlantic Boulevard between St. Johns Bluff and Kernan Boulevard and is nestled between Jacksonville's beaches and downtown Jacksonville. The community was established in 1996 and has 1286 homes. Sutton Lakes residents can enjoy two beautiful pools, two playgrounds and a basketball court. School zones include Brookview Elementary, Landmark Middle School and Sandalwood High School. The University of North Florida (UNF) and the Florida State College of Jacksonville (FSCJ) are both located within a 10 minute drive.

  • Back Pool Opens weekends April 5th. 8am-8pm
  • Back Pool Opens 7 days a week May 1st. 8 am - 8 pm
  • Both Pools Open 7 days a week starting Memorial Day 8 am - 8 pm
  • 2024 HOA Fees are due 01/30/24: $360.15 (no late fee in January)
  • TAKE OUT WEDNESDAYS: Food Truck(s) every other Wednesday from 5 pm-8 pm, at the front pool (1813 Willesdon Dr E) (weather permitting)
  • Giddens Security has been hired to patrol the community.
